Limitless Over $400k

This coastal bluff project involved a complete transformation of the backyard, overcoming steep slopes, sandy soil, and limited access. After meticulous planning, we installed over 400 yards of concrete, helical piers reaching 65 feet deep, and 8-inch drain lines extending to the ocean. Most work is underground, including electrical, plumbing, and data lines. We used a winch-tied mini excavator to tackle foundation work.

The multi-terraced design features kitchens with ice makers, quartzite counters with wireless charging, and stainless steel custom bars topped with Dekton. Deckorators decking, Belgard porcelain pavers, epoxy-coated stainless steel railings, and glass panels enhance the aesthetic.

We included stained hemlock soffits, a cold plunge, spa, cantilevered Santa Barbara stucco bench, and a 300-foot staircase supported by massive footings. Starlink WiFi, In-lite exterior lighting, and automatic fire pits complete the space.

The underground surf room features CNC’d poly cabinetry. This project combines technical mastery and luxury for an ultimate oceanfront experience.

This project is a full turnkey transformation of a blank backyard into a private resort-level estate. Originally a small patio with severe drainage issues, the space has been completely reimagined into a luxury retreat blending architecture, recreation, and comfort in perfect balance.

The centerpiece is a custom gunite pool and 16 person spa surrounded by more than 3,500 sq. ft. of travertine in terraced elevations with sweeping wrap-around steps extending from the home. A curved retaining wall frames a 750,000 BTU gas fire feature with a reclined stone backrest, while four 40,000 BTU helix torches illuminate each corner of the pool—creating a stunning visual display after dark.

A timber-frame pergola with natural slate roofing, designed to match the residence, serves as a true outdoor living pavilion. It features an Isokern fireplace, Alfresco stainless appliances, tongue-and-groove ceiling, Infratech heaters, and herringbone travertine flooring.

For recreation, a high-school regulation basketball court sits on a structural concrete slab with in-ground goals and custom sport tile surfacing. The project is completed with a full landscape package—including all plantings, irrigation, ground coverings, extensive low-voltage lighting, and a premium in-ground audio system with buried subwoofers—delivering a fully integrated, resort-caliber outdoor environment for day or night enjoyment.

At Meadow Overlook, our team brought a comprehensive vision to life—transforming the backyard into a multi-level retreat that seamlessly blends functionality, luxury, and craftsmanship. The centerpiece of this design is a watertight lower-level living space that spans the entire footprint of the home, creating a fully protected environment beneath the main deck. This area includes a full kitchen framed by a massive stone retaining wall, offering both durability and dramatic visual impact.

Above, the main lounging porch and fireplace invite year-round comfort, while the kitchen porch and grill station provide an ideal setup for outdoor entertaining. A custom louvered roof and granite bar add refinement and all-weather versatility, ensuring the space adapts beautifully to any season or occasion.

Surrounding the home, a series of connected elements—from putting greens to the free-form pool with travertine coping and textured concrete patio—come together to create a resort-like experience. Every surface, structure, and transition was meticulously designed and executed to achieve harmony between architecture and landscape—an outdoor living environment without limits.
